full-service property accounting and financial reporting, and lease
and contract negotiation expertise.
Property management
is people providing service to people. The Krauss Organization's
philosophy is to identify and employ experienced management and
support staff, personnel focused on providing service to the client.
In our business, the client is both the owner/investor and the tenant.
The property management department is headed up by a Certified Property
Manager with over 25 years of experience managing office buildings,
office parks with flex space, shopping centers, warehouse/distribution
facilities, and industrial property. We utilize the Timberline Property
Management Accounting System. Our documentation and reporting delivers
accurate, on-time reports that are formatted to the clientıs specifications.
Our goal is to focus
our management expertise to add value to the investment property
by increasing its net operating income. The leasing program focuses
on achieving optimum occupancy by obtaining qualified tenants at
the maximum attainable rental rate based on local market conditions.
Diligent operational management focuses on providing quality service
to the tenants and achieving cost-effective property operating expenses.
The end result is an increase in net operating income and, therefore,
a higher capitalized property value.
